Job Description

General Purpose:

Responsible regionally for the comprehensive maintenance and life safety of approximately seventy-five buildings in multiple states. Responsible for establishing, directing, analyzing, and monitoring systems for all aspects of services that focus on safety, physical plant and preventative maintenance programs that meet or exceed all state and federal codes, regulations, and permits.  Establishes metrics and monitors same to ensure all essential duties are delivered at the highest level possible.

Job Duties:

  • Ensures that the health, safety and welfare of the patients and staff in existing buildings is never compromised during the construction process
  • Manages the construction process from inception through completion as the owner’s representative and advocate
  • Delivers projects on time and in budget without compromising the required design and quality necessary to generate the required returns on invested capital
  • Ensures that all work is performed in full compliance with the approved contract documents
  • Analyzes plans and specs produced by architects and engineers to ensure constructability and to verify that there are no existing condition conflicts
  • Produces estimates directly for smaller scale projects and manages and verifies third party estimates for larger projects
  • Produces holistic construction schedules for smaller projects and reviews, challenges and approves holistic construction schedules produced by third party contractors for larger projects
  • Secures permits directly for smaller projects and manages the permit approval process for larger projects
  • Ensures that all projects are properly supervised and managed
  • Reviews and approves work plans for every project prior to the commencement of the work, coordinates the work with the property staff, and ensures that work is performed with the least amount of disruption to the patients and staff as possible and exceeds all reasonable standards of care for safety
  • Prequalifies contractors, produces and issues bid packages, qualifies bids, and recommends contractors
  • Ensures that all building rules and regulations are full complied with by all workers involved in the projects
  • Confirms that certificates of insurance are valid and will remain current throughout the duration of the project and fully comply with GL’s policy requirements for all contractors prior to their admission to the jobsite
  • Verifies that all workers passed the required background checks prior to admission to the properties to perform work
  • Acts as the liaison with Operations during the project’s construction phase
  • Ensures that each project is properly closed out including proper distribution and filing of documents and manuals, required training is performed, punch list work is completed, final pay apps are processed, etc.

Qualifications:

  • Position will be based in Plano, TX and require at least 50% travel. All qualified candidates will be considered, but relocation will not be provided
  • Minimum of 10 years of experience in a Sr. Construction Manger position or higher with a mid to large size GC and/or CM company preferred. Sr. Construction Manager position or higher with a commercial developer or large multifamily builder will be considered. 
  • Bachelor degree in a related field such as construction management, engineering or architecture. Master degree preferred.
  • Experience working on multiple projects simultaneously in a regional or national capacity
  • Fluent in managing major renovation projects in occupied buildings. Healthcare or nursing home experience preferred
  • Must meet all local and state health regulations, pass post-offer drug screening and background check, as well as post-employment physical exam if required
  • Must have the ability to read, write, and follow oral and written directions at a level necessary to accomplish the job
  • Must be capable of performing the essential job functions of this job, with or without reasonable accommodation

Knowledge & Skills:

  • Must have a service attitude and work respectfully, collaboratively and courteously at all times with  property and corporate based personal and external consultants and contractors as part of a total quality management team
  • Must possess highly critical perfectionist eye for quality for work
  • Working knowledge of all local and state licensing requirements, federal laws, regulations, permit processes, codes, etc.
  • Deep knowledge in mechanical, electrical, plumbing, fire protection, structural, site work, carpentry, roofing, concrete, paving, painting and landscaping is required
  • Ability to directly produce accurate estimates and schedules and critically analyze estimates and schedules produced by third party consultants and contractors
  • Working knowledge of CPM scheduling, BIM, and LEAN
  • Working knowledge of abatement and encapsulation processes for hazardous materials
  • Computer skills involving work management, communications, reporting and budgets
  • Knowledgeable in the areas of OSHA standards, safety, major capital improvements, and developing and managing capital budgets
  • Ability to function effectively in a highly regulated environment
